Scoot / Studio was commissioned by the owners of a charming Victorian property located in the emerging St James neighbourhood of Walthamstow. Like many families in the area, the client was deeply attached to their home and its vibrant surroundings, but required additional space to accommodate their evolving needs.
The scope of the project involved a comprehensive refurbishment and spatial reconfiguration of the entire property. Key interventions included a ground-floor extension to both the side and rear, which created a generous open-plan kitchen and dining area. At first-floor level, the layout was restructured to integrate a new family bathroom, while the roof was adapted to accommodate an L-shaped loft conversion. This upper-level addition featured a new principal bedroom suite, complete with a dressing area and en-suite facilities.
A key architectural gesture was the design of the ground floor roof, which was carefully articulated to draw natural light deep into the heart of the home, illuminating a bespoke library space envisioned by the client.
The loft extension was designed in accordance with Permitted Development guidelines and was clad in traditional slate. Notably, the slate tiles featured a distinctive diamond-edge profile, a subtle yet meaningful reference to the letter ‘W’, symbolising both Walthamstow and the historic Warner Estates housing developments that characterised the local architectural vernacular. Full-height glazing was incorporated to frame panoramic views across London, enhancing the connection between the home and its urban context.
